I have been living in the Arc de Triomphe area for six months now. I moved from EXPO to expand my family space. I really like the location, everything is within walking distance – the capital's attractions, the Botanical Garden, coffee shops and restaurants. However, the area is not without its drawbacks: the private sector behind Alikhan Bokeikhan Street has not been demolished, which creates a feeling of the province.
During the heating season, you can smell coal, which is also not very pleasant. In addition, I think housing prices are too high, although the location compensates for this drawback. The quality of the roads is not pleasing, especially on Alikhan Bokeikhan Street, it is narrow. Problems with transport occur due to road closures, as well as traffic jams, which have become more severe this year. The cost of utilities is from 40 thousand tenge. In general, the amount is large, but there are no problems with garbage removal in the residential complex.
The place attracts with many cafes and restaurants, which is a big plus for me. Despite the problems with infrastructure, the convenient location in the city center determines the choice of this area. In our residential complex, buying a three-room apartment costs about 63 million tenge. A one-room apartment will cost 28 million tenge, and a two-room apartment – 34 million tenge.
As for rent, one-room apartments are rented from 200 thousand tenge per month, and two- and three-room apartments – from 400 to 450 thousand tenge per month.

Our house is located in the Presidential Park area, and we have lived here since 2021. This is a prestigious area with good infrastructure, and the price of housing is justified, especially on the secondary market. We chose this place because of its convenient location, beautiful courtyard and reliable developer. The cost of housing in our residential complex includes designer renovations, furniture and equipment, which also affects the overall cost.
I am sure that the price in our area will not fall, as the infrastructure is constantly developing, and it is convenient to get to any point of the city. There is a park, museums and attractions around. There are also two state schools in our area, but no state kindergartens, only private ones.
My family and I do not use public transport, but there are stops nearby. The quality of roads and sidewalks in our area is excellent, for which we can say thanks to the local residents who actively defend their rights. In general, problems with utilities happen rarely, but the storm drain does not always cope with heavy rains. Utility costs for us are about 45 thousand tenge per month.
The main inconveniences are related to the construction of the LRT, but overall everything is fine. It is nice that there are many cafes and restaurants nearby, as well as fitness centers and shops.
In our residential complex, the rent for two- and three-room apartments with an area of 80-120 square meters is about one million tenge per month. Buying a home costs from one to 1.3 million tenge per square meter.

Premium class residential complex near the embankment and Central Park
I live in a residential complex on the embankment and chose it for its excellent ecology, beautiful view and the opportunity to play sports in the central park. The place is unique, and I think the price of the housing is justified, especially considering the location.
There are few apartments per floor in our area, which creates an atmosphere of privacy and silence. There is an embankment and a park around, which makes the area ideal for walking and recreation. We have all the necessary infrastructure facilities – schools, shops, pharmacies.
It is also convenient to use public transport: stops are within walking distance. The quality of our roads and sidewalks is top notch. There are sometimes problems with utilities, but in general everything is resolved through the service company. Our utility costs are 125 tenge per square meter.
Overall, the area is quiet, calm, and everything you need is nearby. One of the downsides is that they started cutting Turan Avenue in our area, and now cars drive through our yard. We plan to install more speed bumps so that this doesn't bother residents. Overall, I like everything here, and I don't see any need to move.
In our residential complex, the rent for a three-room apartment of 90 square meters is about 700 thousand tenge. The sale of a similar apartment is 77 million tenge.

Residential complex on Mangilik ate
We have been living here for six months, we chose this area because it is located in the very center of the city, on Mangilik Avenue – a lively and comfortable location.
The price of housing at which we bought it is quite justified. In general, I think that housing prices in Kazakhstan are overpriced, but for our area and the quality of construction, the price is normal.
The area is distinguished by its location in the city center, in the center of life. Mangilik Avenue is the central highway, and it is very convenient to get to any part of the city. The botanical garden is nearby. What I like about our residential complex is that you don’t have to go outside in bad weather. It is especially convenient for children – they can go to the store without leaving home. There is a supermarket in our building, and that is a big plus.
It is convenient to use public transport – the stop is right next to the house, which is also a plus. Also, in the adjacent territory, roads were completed this year – bike paths, pedestrian paths, roads were built, lighting was installed. Trees were planted, paving stones were laid. Everything was done at a high level, and we are satisfied with it.
There are no problems with utility service disconnections as such. If something is disconnected, it concerns the entire district or city, for example, due to accidents. As for the cost of utilities, it is quite acceptable and inexpensive.
There is one problem with garbage removal – there are over 900 apartments in our building, but only three garbage bins. We have already contacted 109, not only me, but also many other residents. This is being resolved by the Akimat. In general, garbage is removed frequently, but due to the small number of bins, it accumulates and can lie outside the bins, which creates inconvenience.
There are many cafes, restaurants and gyms in our area. All the necessary infrastructure facilities are nearby. The theater, sports facilities, all this is within walking distance. The Mega Silk Way shopping center is also not far away. The only downside is the central highway Mangilik Yel. Of course, this is a plus, but during rush hour there may be traffic jams, especially at the intersection with Bukhar Zhyrau.
If I could, I'd move to an area with single-family homes or townhouses: maybe along the waterfront with an apartment with a view. I think the next stage in our lives is a house, not an apartment.
Our area is perceived as expensive and prestigious, as it is located in the very center next to the Triumphal Arch. It is convenient to hold meetings here, meet with friends – there are many cafes and restaurants nearby. Across the street, a cafe, a pastry shop and other establishments are open 24 hours a day. Prices for buying an apartment in our residential complex start from 45-50 million tenge.
